Design Manager
Project and Development Services – Construct Management

What this job involves:
Sitting on top of all design & build projects
You’ll manage and lead design activities and make sure that everything is on track within the appropriate budget. The role requires you to participate in all aspects of design coordination – right from the initial design pitch thru monitoring quality during construction phase. To ensure high-quality work, you’ll need to collect clients’ requirements and fully understand them. You’ll then build proper design management procedures that match the clients’ every want and need, and closely work together with the external design team to stave off any gaps or mix-ups. You’ll plan and drive report meetings with clients and relevant government authorities. Part of your job scope is to drive and manage value engineering—from beginning to end. You’ll make sure that you coordinate with external designers to string the design program along with the procurement. In this role, answering questions such as, “Which specific hold points need specific client decisions during design development?”; “How can I better manage and keep track of design changes?” and “What can I do to ensure smooth handover?” will help you develop and implement a sound game plan.

Pushing things in the right direction
In this role, you’ll need to be able to face tough design challenges head on. You’ll need to work out a practical design and match master schedules that work. You will be required to review layout, 3D views and specification lists prepared by external consultants along with Ops Leads to ensure requirements are captured accurately. You will also ensure costing team understands the design and specifications to be considered in procurement budget. You will participate in procurement process to provide technical clarity on design & specification.

On top of these, you’ll be responsible for spotting delay risks and warning the project manager in advance, so you both can find a way to set things in order.

An active practitioner
You have a degree in architectural, civil engineering, MEP engineering, or related discipline or field, or a mix of formal education and work experience of 10 -12 years spent on commercial fit-out design, construction or project management. You should also be well-versed in end-to-end design management . Experience in greenfield projects gives you a competitive edge.

A business expert with administrative skills
Having a know-how of design contracts, commercial negotiations, market analyses and marketing processes will also be crucial to this role. To up your game as a design manager, you’ll need a strong technical background and expertise in MS Project, MS Excel, MS Word and/or other scheduling software. Hands-on capability with AutoCAD is a must. Proficiency in BIM / Revit / design technologies will give you competitive edge.
