Job Description : Responsibilities: – To prepare standardized pre-qualification norms (to be updated once a year) for the type of contracts and Quantum of contract, get it reviewed and signed off from AGM Procurement & Contracts, PMs, and PDs.Finalize/revise scheduled rates (prepared by QS), by providing proper justifications, basic market inputs, and helping QS to release finalized Scheduled rates for Contracts (Once a year and at the start of every project).Maintain, enhance and update once-a-quarter contractors database along with their rating.Maintain the records for Work order acceptance, receipt of Safety manual, and indemnity from the contractor.To ensure the Mobilisation of Contractors within agreed TAT as per finalized/updated procurement calendar shared by AGM Contracts.To ensure the Mobilisation of replacement Contractors within agreed TAT.Ensure written approvals for any revision of Rates Vis-a-vis scheduled rates.Ensure appropriate contracts are referred to the Contracts Committee and record the outcome along with requisite paperwork.Ensure Closure of terminated or completed contracts from SAP.Responsible for the preliminary negotiations for various contracts.Conduct site-wise common meetings with PMs to understand their grievances, suggestions, maintain the MOMs for the same in physical format (once a month ).Prepare Standard FAQ in Marathi and English and have it attached to every Work Order to orient the Contractor in terms of who is responsible for what and whom to reach out to for different sites, Quality, billing, payment, etc. related issues.Get the formal contractor appraisal done from Site Engg / PM for every contract, maintain the record and feed this data for deriving contractors ratings.Prepare and get the ongoing contract Rate escalation process approved by AGM and QS Head via the Contracts Committee.To ensure legal compliance of all Major contractors such as Insurance policy, BOCW, & labor license, etc. is adhered to and maintaining proper documents of the same.To ensure every Contract has a provision for a number of days to complete the contract (to be Obtained from Planning), the number of manpower needed to complete the contract in a given time period (to be derived Out Of RA sheet), and provision for Delay Penalties/ Rewards.Minimum requisites: B.E./M.E. Civil and preferably full-time PG studies from NICMAR or reputed university.6-8 years of Relevant functional experience in real estate, civil infrastructure projects.A site construction work background is preferred.Have lead hiring and managing contractors.Good understanding of labor and contract compliances.Excellent hands-on IT skills (MS Office, SAP, Auto-CAD).Good knowledge of QS & Billing.Good communication skills including writing reports and presenting in English and Marathi.Good understanding of civil engineering principles.Job Type: Full-timeSalary: ₹400,000.00 – ₹600,000.00 per yearSchedule:Day shiftCOVID-19 considerations:YesExperience:total work: 1 year (Preferred)Speak with the employer+91-XXXXXXXXXX
