Facilities Maintenance Technician
Job Purpose
The Facilities Maintenance Technician is responsible for always keeping the facilities in proper operating condition in order to “keep the doors open” during business hours and deliver consistent services to the public. The position performs routine building maintenance tasks in one or more fields (e.g., electrical, plumbing, carpentry, flooring, paint, heating ventilation and air conditioning-HVAC, general cleaning, etc.). The position will also perform other functions beyond “routine” as assigned by management.
Essential Job Functions:

Maintains comprehensive schedules for all required inspections of the facilities (e.g., fire suppression, fire alarm, building controls, security, OSHA, etc.); serves as lead on Safety Committee.
Coordinates with all parties necessary to accommodate such inspections with minimal disruption to business and service delivery.
Plans and implements all maintenance and repairs needed to pass such inspections.
Coordinates all contracts with outside vendors related to facilities maintenance/construction.
Inspects facilities to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a pre-established checklist.
Performs minor electrical maintenance to include but not limited to replacement or repair of assets (e.g., wall switches and outlets, lighting fixtures, fuses, minor appliances, etc.) using appropriate hand, power, and specialty tools.
Performs minor plumbing maintenance to include but not limited to replacement or repair of assets (e.g., sinks, faucets, toilets, urinals, drains, etc.) using appropriate hand, power, and specialty tools.
Performs minor carpentry/flooring/paint maintenance to include but not limited to replacement or repair of assets (e.g., furniture, walls, ceilings, doors, windows, floor coverings, roofs, etc.) using appropriate hand, power, and specialty tools.
Performs minor HVAC maintenance to include but not limited to replacement or repair of assets (e.g., HVAC units, components, associated duct systems, temperature/building controls, etc.) using appropriate hand, power, and specialty tools.
Installs, removes, reconfigures office equipment and furniture as required to accommodate user needs and maximize office space.
Sets-up and prepares offices and conference rooms for meetings and routine office use as requested.
Coordinates the outside cleaning services; performs general cleaning duties as required.
To mitigate additional outside vendor costs, performs as needed complete exterior window cleaning for the entire facility.
To mitigate additional outside vendor costs, performs as needed single square carpet stain removal for the entire facility.
To mitigate additional outside vendor costs, performs as needed office refrigerator clean-up and disinfection for the entire facility.
To mitigate additional outside vendor costs, performs as needed periodic cleaning of company vehicles.
Facilitates maintenance, smog, and registration on company vehicles.
Must be able to work flexible hours when required.
Manage confidential information.
Regular and consistent attendance.
Other duties as assigned.

– Reading and writing; and
– Operating assigned equipment

Ability to maintain mental capacity which allows the capability of:

Qualifications
EDUCATION AND EXPERIENCE
Must possess a strong understanding of basic electricity, plumbing, carpentry, flooring, paint, and HVAC. High School Diploma/GED, a combination of education, training and experience that demonstrates the ability to perform the duties of the position. Multiple year experience working in the facilities maintenance field is a plus. Must possess a valid state driver’s license.
WORKING CONDITIONS:
Environment Condition:
Works both in an office environment and outside when required, travel from site to site as required; exposure to computer screens and other equipment as assigned.
Physical Conditions:
Essential and marginal functions may require maintaining physical condition necessary for sitting or standing for prolonged periods of time, lifting 50 pound objects safely, and other physical tasks related to building maintenance.
Other: Must possess a valid state driver’s license and maintained throughout employment.
Job Type: Full-time
Pay: $49,300.00 – $66,700.00 per year

Schedule:

8 hour shift

HVAC knowledge: 3 years (Preferred)

License/Certification:

Non-CDL Class C (Required)
