Job Description : POSITION DESCRIPTION
Position Title: Director of Major Projects
Reports To: CEO of the Insight Companies
Position Overview: As a senior level participant, the Director of Major Projects will lead the development of commercial real estate projects held by Insight Investment Partners and their affiliates. The Director will have bottom-line profit and loss responsibility for project planning, permitting and implementation along with leading the design and construction team to achieve the goals and objectives of the project and the meet the expectations of the ownership.
Key Responsibilities:
Consult, coordinate and work with the CEO, CFO and COO of Insight in the planning, budgeting and implementation of all projects.
Create and manage all capital budgets vs actuals, forecasts and variances for each project.
Negotiate and procure all vendor contracts associated with the project.
Produce all vendors bids for project development.
Direct internal requests for authorization of capital investment and expenditures to initiate development.
Prepare project development investment committee packages and report as required.
Direct and manage activities with attorneys, architects, engineers, and other consultants to plan project related public entitlements, site permits, acquisition due diligence and closing activities.
Work with local citizen groups, governmental agencies, and other interested parties to obtain necessary project permits and entitlements. Work with them throughout the project as necessary.
Direct and manage the Development Project Execution Team responsible for the construction of the project, including the general contractor and all associated vendors. State and local agencies included.
Monitor and assure timely completion of the investment and development within the established budget schedule and required investment returns.
Provide leadership, mentoring, professional guidance, direction and supervision to other internal team members.
Consult, coordinate and work with Insight’s Senior Level team in identifying operational issues and opportunities for improvement relating to development, design and construction of each project and the company as a whole.
Work with Development team to transition project acquisition and entitlement to project programming design and delivery phase including final close out.
Attend scheduled meetings with Insight staff, jurisdictional departments, city staff, and other groups as needed in various States as required.
Job Requirements:
Minimum of 5-7 years of hands-on experience in horizontal and vertical construction.
An undergraduate degree in engineering, construction, real estate, architecture, business, finance and/or economics. MBA or MS in Real Estate or Finance a plus.
Must possess strong financial analyses skills, including detailed discounted cash flow analysis Excel or similar programs, and demonstrated ability to analyze and implement complex financial models and structures and evaluation of corresponding risks.
Highly effective communication, presentation and listening abilities are essential for navigating company investment/development opportunities through the multitude of public and private steps for successful completion of economic goals and objectives.
Must have robust interpersonal skills, social intelligence and political acumen.
Ability to set personal and project priorities and be highly organized in day-to-day and longer-term planning and execution, and track and maintain complex schedules effectively.
Leadership and the ability to mentor and extract the highest potential from supporting personnel an outside vendors and consultants.
Sophisticated research skills required to collect and analyze market information, aggressively compete against industry participants for increased market share, establish facts and interpret an extensive array of information in order to draw conclusions, prepare and defend recommendations and make the critical investment decisions with corresponding authority and minimal oversight.
Must possess good instincts and strong situational awareness.
Demonstrated ability to negotiate and execute all types of development related contracts.
Demonstrated ability to source, negotiate and execute public incentives and public financing, debt financing including public and/or TIF financing.
Demonstrated ability to procure entitlements and building permits.
Attend project meetings and hearings in more than one State on a monthly basis and overnight.
Compensation: $120,000 annually. This contract is anticipated to be re-negotiated at the end of the year.Bonus: TBD.Additional: Health Insurance, mileage reimbursement at .56 per mile, Cellular reimbursement, as per invoice, meal allowance, $200 per month and reimbursement for all travel expenses related to position.
Work Schedule:
Monday –Friday 7:30 am to 5:00 pm
Overtime as required.
