Position : Residential Maintenance Technician

Job Description : Hours: Regular – 8:00am to 4:30pm but may be adjusted at any time to suit property needs.
On-Call – Employee shall respond to emergencies such as common plumbing leaks, roof leaks, sewer back-ups and common electrical issues 24 hours per day, 7 days per week and will notify managing agent in advance of pending absences so that other arrangements can be made. It is anticipated that on-call scheduling will be divided among maintenance staff members. Emergency duties shall include corrective action plus cleanup.
Duties:
1) Maintains and repairs the building’s furnishing, structure finish and fixtures; electrical, heating and hot water systems; ventilation, air conditioning and associated controls; and other building mechanical equipment. Ability to read floor plans, mechanical, electrical and equipment drawings and interpret electrical schematics a plus.
2) Makes mechanical alterations of the air conditioning equipment, heating, ventilation and air conditioning controls, and other mechanical equipment, and attends to requests for service adjustments. Knowledgeable about water treatment systems, building automation systems, and troubleshooting procedures for the systems.
3) Repairs pipes, fixtures, vents and traps in plumbing system in accordance with Sanitary Code.
4) Attends to tenant and building service requests.
5) Performs in-unit preventative maintenance duties as per program guidelines set by Operations Department. Including, but not limited to, sliding doors, dryer vents, toilet flappers, HVAC cleaning and HVAC filter replacement.
6) Operates the heating, hot water and the air conditioning systems and does preventive maintenance and repair of building systems. Perform scheduled maintenance on heating and air conditioning equipment.
7) Repairs pipes and fixtures and opens clogged drains with a plunger or plumber’s snake.
8) Repairs steam and water lines.
9) Perform authorized request for common element maintenance.

11) Assist in maintaining and repairing all common elements, that is, building exteriors, roofs, downspouts, signs, fencing, lighting, painting, common plumbing, electrical repairs, etc.
12) Police grounds; pick up all trash and sweep as necessary.
13) Ensure mechanical rooms are clean and tidy. Free of any debris.
14) Maintain all mechanical items including cleaning, greasing, rust removal & painting.
15) Keep all hallways and common areas free and clear of debris, swept and mopped at all times.
16) Keep all storage rooms, electrical rooms, maintenance shop and all other areas free and clear of debris, swept and mopped at all times.
17) Replace all stairwell, lobby, service hallway and exterior light bulbs as necessary.
18) Inform Operations Department when vendors arrive on-site.
19) Required to respond to building emergencies during normal business hours as well as after hours and weekends in a timely manner. Will also complete all necessary paperwork associated with the emergency.
20) Carry a radio and cell phone at all times and responds when a fellow employee or supervisor is attempting to reach you whether on or off property.
21) Distribute mail and post notices as per management request.
22) Follow established Safety Policies and Procedures.
23) May be required at times to perform other trades and services which may be requested by the managing agent or your immediate supervisor.
Qualifications:
1) Previous experience, training and satisfactory knowledge in plant utility equipment operation and maintenance.
2) Must be able to demonstrate practical knowledge of mechanical, electrical, plumbing and carpentry tools used in the performance of this job, and local codes governing mechanical, electrical, and plumbing requirements.
3) Basic educational background which will enable him/her to attend training seminars, study instruction manuals and prints, absorb information provided, and submit daily work reports as outlined by Company.
4) Must be willing to work rotational shifts on occasion to include weekends, evenings, or night. Must also be willing to work overtime, weekends, and holidays as required. Hours to be worked are determined by job requirements.
5) Able to perform basic maintenance and repairs for the property.
6) Able to maintain positive, cordial, businesslike relationships with the residents and co-workers at all times.
7) Able to work cooperatively with other staff members.
8) Able to work without supervision when necessary.
9) Able to work in a safe manner.
Job Type: Full-time
Pay: $22.00 – $31.00 per hour
