Provide planning assistance to the Current Planning Division by performing technical and professional urban planning work. Work assignments require the application of fundamental planning principles. Activities involve the review and processing of a variety of land development applications. Assignments are broad and varied, requiring independent and mature judgment, and a strong customer service orientation. As experience is acquired at this level, work should be performed with minimal supervision. The position reports to the Current Planning Manager. The salary range for this position is $22.31- $32.40 per hour with a hiring range of $22.31 – $27.36, depending on qualifications and experience. First reading of applications on: Monday, March 28, 2022.The City of Loveland Current Planning Division is seeking a passionate and energetic planning tech to work with our division. The broader community is known for its beautiful setting, home-grown arts and access to a range of recreational opportunities.ESSENTIAL JOB FUNCTIONS:
Process use-by-right building permits, including commercial, industrial, office and multi-family uses, to determine conformance with City regulations and general planning principles.
Process sign permit applications.
Perform on site inspections for issuance of certificate of occupancy on residential and non-residential building permits.
Process agreements and perform on-site inspections for release of security for deferred landscaping improvements.
Review land development applications for completeness based on pertinent submittal checklists.
Answer questions from applicants and the public regarding zoning, subdivision, and annexation codes with regards to land development applications.
Research planning related items and prepare reports as assigned.
Guide applicants in preparing use-by-right development proposals that satisfy City regulations.
Attend and facilitate pre-application meetings to relay use-by-right development standards.

Ability to establish and maintain positive working relationships with co-workers, developers, contractors and the general public. Ability to handle difficult and stressful situations with a high level of professionalism and patience. Ability to speak and write clearly, perform work with minimal supervision, and explain site development standards to developers, contractors and the general public. Ability to manage time efficiently to ensure deadlines are met. Minimum of four (4) years’ experience in the field of current planning, construction management or a related field may satisfy the requirement for a Bachelor’s degree. Local government experience and ArcGIS knowledge are desirable.Licensure and/or certifications: Must possess a valid driver’s license.Material and equipment directly used: Personnel computers, printers, telephone, photocopier, 35mm or digital camera, and other office equipmentWorking conditions and physical requirements: Majority of the work is generally performed in an office environment with frequent field inspection work, and meetings in locations other than City offices. Field inspections often require traversing undeveloped sites containing significant slopes and undulating terrain. Occasional attendance at neighborhood meetings or public hearings after office hours.
