Job Description : Elite Construction and Renovations Position – Project Manager PURPOSE OF THE POSITION: The Project Manager is responsible for running their job sites, coordinating Elite team members, coordinating subcontractors, purchasing/coordinating the purchase of required materials, tracking where their job is at both financially and time wise, and client relations.RESPONSIBILITIES: The Project Manager will report to the owner.Managing job sites/day-to-day operations.Main Activities:§ Create calendar for project with owner and estimator.Maintain schedule according to the calendar.Alert owner immediately if work becomes, or will become, behind schedule.Update calendar when changes need to be made.Attend pre-construction planning meetings with estimator and owner to review project.§ Weekly Management Meetings:Attend management meetings to provide status report.Collect all cheques from clients no later than their associated deadline dates.§ Budget:Adhere to the budget created for the project.Advise owner and estimator immediately if, for any reason, expenses exceed any budget item.§ Working with professionals:Co-ordinate building inspectors.Work with designers/architects/engineers to resolve any conflicts.§ Communicate with clients about renovation via phone/email/Buildertrend project management software:Discuss any questions/concerns with clients about their renovation and provide solutions.Discuss change orders required.Create change orders when required:§ Advise clients of delays due to change orders.§ Adjust calendar to reflect change order.Meet with clients as required.Resolve conflict.Responsible for final walk through of job with owner and client.§ Communicate with Elite team members:Lead/instruct Elite employees, and delegate responsibilities.Evaluate employees and provide feedback to owner.Ensure team members are wearing Elite clothing.Ensure compliance with the Ontario Occupational Health and Safety Act andRegulations.Ensure compliance with WSIB.Responsible for safety on job sites.Responsible for safety of team members:§ Ensure hard hats, steel toe boots, safety harnesses are worn§ Communicate with subcontractors:Recruit new subcontractors as required.Organize meetings as required.Obtain multiple quotes for each category of work.Schedule and coordinate job(s) subcontractors.Schedule deliveries.Resolve conflict.§ Meet with clients, subcontractors and suppliers as required.§ Order/purchase material for job site.§ On site decision making:Time management – deciding who leaves the job site, who picks up material, who assists the supervisor.§ Job Schedules:Responsible for opening and closing job sites each day:§ Doors are locked at the end of each day.§ Job sites are left clean and tidy and ready for clients to walk through at end of work day.Work to ensure schedules are kept and jobs are being completed on time.§ Responsible for tracking costs for each given project and attend project completion meetings to assess profit/loss reportsKNOWLEDGE, SKILLS AND ABILITIES: Knowledge: The Project Manager must have proficient knowledge in the following areas:§ must be able to act professionally and responsibly with clients, employees, subcontractors and share holders.Skills: The Project Manager must demonstrate the following skills:§ excellent communication skills.§ proficient computer skills.§ team building skills.§ analytical and problem solving skills.§ decision making skills.§ stress management skills.§ time management skills.Personal Attributes: The Project Manager must maintain strict confidentiality.
