Job Description : Construction Superintendent
Overview
This position oversees all stages of construction, coordinating subcontractors, scheduling jobs, and supervising all aspects of the construction process. The superintendent reports to the project manager and open communication is a must. This is a great opportunity to join a dynamic, growing company and to learn about all aspects of the construction and real estate businesses. Experience in multi-family construction is a must (5 years minimum).
Job responsibilities include but are not limited to:

Planning, scheduling, implementation and coordination of quality built buildings from development through final completion on a timely basis and within budget, while maintaining a low cost variance,
Building rapport with customers and maintaining customer satisfaction throughout the building process, Coordinating and completing homebuyer reviews.
Managing and inspecting the quality of work that is performed by subcontractors, working closely with the sales team, as well as all other team members.
Maintain a professional, clean and organized job sites.
Involvement in selection, coordination, oversight and management of people, materials, budgets, schedules and contracts.
Oversee worker productivity and compliance with building/safety codes.
Understand contracts, plans, construction methods and regulations. Prepare daily, monthly and quarterly reports

Must be able to:
Establish good working relationships with a variety of people, including upper management, designers, sales, trades, vendors and customers.
Budget time, multi-task and prioritize in order to meet established goals and deadlines.
Possess great organizational, leadership and communication skills.
Have strong time management skills.
Possess the ability to supervise effectively at all levels and with a variety of personalities.
Work effectively on the computer to handle job costing and communication with vendors and trades, as well as coworkers. Be flexible and work effectively in a fast-paced environment. Be decisive and work well under pressure when faced with unexpected situations, or delays. Analyze and resolve problems.
