Job Description : Sundance at Baxter Meadows has an opening for a highly motivated and experienced Maintenance Supervisor to join our team!Job summary: To supervise the inspection, repair and maintenance of all buildings, apartments, common area facilities, grounds and equipment related to the property and to ensure that health and safety procedures are adhered to in order to provide residents and colleagues with a safe, positive living environment.Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel:Perform all interior and exterior repairs to maintain apartments, common areas, buildings and grounds according to established procedures.Ensure vacant units are made ready within 7 days, this includes all maintenance repairs, painting and cleaning.Ensure work orders/repairs for tenants are completed within 48 hours. Ensure inventory of adequate parts and supplies are in stock and organized and maintained.Maintain grounds, including flowerbeds, shrubbery, parking areas and trash pick up.Perform pool and spa cleaning daily and maintain proper chemical balance.Respond to and correct after hour emergencies on a timely basis.Regularly inspect common areas, restrooms, pet spa, and play area to ensure proper functioning and cleanliness.Routinely maintain equipment and maintenance inventory.Continually monitor budgeted maintenance expenses.Understand and adhere to all fair Housing Laws.Ensure that all Federal, State and County Health and Safety Codes, laws, and Standards are adhered to.Position Requirements: Education and/or Experience: High school diploma or general education degree (GED); or 6 months related experience and/or training; or equivalent combination of education and experience.1-2 years of facility maintenance experience, multi-family preferred.Working knowledge in plumbing, electrical, and general building trades.Language and Mathematical Skills: Ability to read and interpret documents such as safety rules, operation and maintenance instructions, and procedure manuals.Reasoning Ability: Ability to apply common sense understanding to carry out detailed but involved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand; use hands to finger, handle, or fee; and reach with hands and arms. The employee frequently is required to walk, climb or balance, and talk or hear. The employee is frequently required to sit; stoop, kneel, crouch, or crawl’ and taste or smell. The employee must frequently lift and/or move up to 50 pounds and, occasionally move more than 100 lbs.
