Position : Assistant Site Superintendent
Job Description : Morningside Group is a premier, multifamily housing developer, owner, and manager of luxury apartment communities with offices in Chicago, Ann Arbor, San Antonio and Austin. Morningside seeks an enthusiastic, self-motivated Assistant Site Superintendent for a new construction, 284 unit, seven story apartment building in Ann Arbor, Michigan.ResponsibilitiesCommunicate daily activities with Project Manager, Site Superintendent and other Site Staff.Be proficient in Microsoft Project in order to modify an existing project schedule and to develop additional site schedules as needed.Oversee all Owner purchased material deliveries – balconies, railings, windows, cabinets, storage lockers, toilet accessories and similar items through the end of the project.Verify Material delivery conditions and notify responsible contractor(s) of missing or damaged material in timely manner.Oversee apartment rough in – schedule, manpower, sequence, QA/QC.Oversee ADA rough ins at both Common Area and Apartment units.Coordinate all Low Voltage and Access Control Rough In, installation, testing and turnover.Be responsible for façade QA/QC. Includes daily review of site conditions through punch list completion.Coordinate and complete Apartment turnover to Property Management including walkthrough with Property Management team.Assist With Common Area turnover to Property Management including walkthrough and document assembly.Assist with On-site field supervision as needed.Monitor and enforce quality workmanship throughout the project – from CMU, CFSS erection, façade to interior finishes.Coordinate material storage on-site with trailers and equipment after verification of delivery conditions.Assist maintaining and organized and clean site.Develop and maintain on-site Subcontractor, Owner and Municipal relations.Ensure subcontractors are working per construction documents and meeting the QAQC requirement.Schedule and facilitate Owner training and commissioning of equipment.Performing quality control inspections and punch lists during construction.Document deficiencies during punch list walkthrough, distribute, and do a walkthrough with trades to verify repairs.Field verify approved materials/equipment are being installed.Maintain the material delivery/procurement log and follow up on material lead times and delivery dates.Become familiar with all contract provisions.Ability to interpret subcontractor questions and compose correspondence (RFI’s) to architects and engineers.Assist requesting, reviewing and processing submittals on the construction software.Maintain as-built drawings, progress photos, daily reports, up-to-date coordination of time tickets from trades and related documentation.Document key or pertinent conversations and phone calls.Continue review plans and specification for any necessary updates based on field conflicts.Scheduling of all trades, inspecting material deliveries and verifying approved materials/equipment are being installed.Standard work hours 10:00AM – 6:00PM on site in Ann Arbor, Michigan and flexible work hours as needed.Job Type: Full-timeBenefits:401(k)401(k) matchingDental insuranceHealth insurancePaid time offRetirement planSchedule:Monday to FridayEducation:Bachelor’s (Preferred)Work Location: One location
