Job Description : KEY RESPONSIBILITIES
Building Maintenance

Takes full ownership of building appearance, taking initiative for placing tickets for maintenance of all aspects of building maintenance (i.e. cleanliness and repairs)
Monitors, and tracks tickets in ticketing system
Consistent communication with teammates: answering/returning calls and texts in a timely manner, check email daily to receive direction and confirm completion or status of projects
Maintains/Keeps all equipment (including but not limited to, the building’s HVAC, plumbing, utilities, safety, electrical, and plumbing systems, fixtures, copiers and printers) in a good state of repair and cleanliness
Secures equipment and supplies and protects against loss, theft, or abuse
Periodically inspects, or otherwise maintains facility to detect and prevent injuries or damage
Secures school building to ensure proper building security at all times Lock and secure building at end of the day.
Oversee or direct external vendors who come to make contracted building repairs
Conduct formal and informal inspections to ensure the building is following appropriate safety codes; provides redirection or resolution when required
Can take on small carpentry projects
Take responsibility for keeping and maintaining tools in good/functional condition, including regular cleaning
Responds to and reports safety and/or operational concerns promptly

Cleaning Functions- Ensure that the campus is kept in pristine condition: * Sweep, mop, vacuum, scrub, and refinish floors; clean, dust and polish furniture; wash windows and walls; clean restrooms; dispose of trash, change light bulbs, etc.; make certain all areas of the building are kept in a clean, sanitary and orderly condition according to industry and/or district standards

Pick up litter within the schools and on school grounds. Assure safety during inclement weather to including shoveling, salting, providing slip protection on wet floors, securing against wind damage, snow removal from roofs, remove debris from down spouts when clogged, etc.
Applies cleaning chemicals according to established safety procedures.
Performs minor painting to walls, rails, playgrounds and other areas of the school; removes graffiti from all surfaces inside and outside the building and around the building’s grounds.
Make deliveries to various campuses

REQUIRED QUALIFICATIONS
Education, Training and/or Experience Must have High School diploma or equivalent

Meticulous about cleanliness standards and takes full ownership of building appearance
Experienced in building/facility operations, understanding of janitorial, maintenance, and construction efforts. Adheres to safety measures for cleaning, lifting, moving, and operating equipment.
Demonstrated experience performing minor repair and maintenance work
Must be extremely service-oriented, proactive, and pay strong attention to detail
Must uphold a high standard of service
Good organizational, verbal and written communication skills
Basic proficiency in operation of computers to conduct business through ticketing programs, and communication with team via email
Professional demeanor (i.e. proactive communication, responsiveness, strong follow through, timeliness)
Experience in developing and implementing procedures
Ability to multi-task and manage competing priorities and a diverse workload, while achieving results in a fast-paced, deadline-driven environment
Initiative, independent judgment and strong work ethic.
High level of energy and a consistently positive attitude.

PREFERRED QUALIFICATIONSTraining on maintenance, intrusion alarms, automatic fire alarm/sprinkler systems, mechanicals, electric, HVAC, and other school facility systems.PHYSICAL DEMANDS/TRAVELNature of work requires an ability to operate standard business office equipment, some machinery and responsibility for bringing/keeping provided tools to work daily. Needs to possess a driver’s license and the ability to travel from campus to campus for various projects. Ability to work using ladders, spend most of the work-day standing, lifting, and walking. Ability to lift up to 60 pounds and move heavier materials using appropriate equipment. Requires ability to communicate and exchange information, collect, compile and prepare work documents, set-up and maintain work files.Each Maintenance Specialist, although based out of one location, may be asked to travel to locations up to 15-30 minutes away up to three times per week.
WORKING CONDITIONSMajority of work performed in a school environment. Position requires availability for extended hours plus non-traditional hours required to perform job duties. Also requires participation and attendance at organization sponsored events and meetings. While performing the duties of this job, the employee occasionally works in outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals.
