Position : Construction Manager

Job Description : A. DESCRIPTIONOwner’s Construction Manager to oversee and direct San Antonio construction projects from regulatory approval to completion for Austin-based developer with an extensive pipeline of work. The ideal candidate will have experience overseeing commercial and/or multi-family projects from either the owner or general contractor perspective. Degree in Architecture, Engineering, or Construction Management desired, but consideration will be given to those with the required work experience.
B. ESSENTIAL JOB FUNCTIONS:

Project Planning
Review Initial project budgets.
Review proposed site plans with the development & construction team.
Coordinate and review plans and specifications with Consultants.
Monitor Contractor bid out all phases of the project and finalize budgets.
Develop and maintain owner’s project schedule

2. Cost Control

Manage buy-out and negotiation of all Owner subcontracts and purchase orders.
Approve all Contractor draws and soft cost invoices.
Review all contractor and consultant change orders.
Approve all field expenses.
Responsible for overall construction budget.
Prepare monthly cost analysis and draw projections.

3. Project Administration

Produce weekly project status reports.
Produce monthly production reports.
Maintain all project documents and records.
Ensure prompt payment to Contractor and Suppliers.
Ensure all Contractor’s subcontractor lien releases have been collected.
Monitor shop drawings and submittals.
Track project RFI’s.
Update project schedule.

4. Leadership

Foster a cooperative and informative relationship among the project team.
Develop teamwork atmosphere with the Project team.
Ensure working relationship with Management Team and address all concerns and issues promptly.
Develop relations with building officials and regulatory agencies.
Manage property management expectations.

5. Safety and Risk Management

Enforce insurance and safety requirements for all Owner’s Subcontractors, Suppliers, and visitors.

6. Field Operations

Oversee all on-site activities.
Monitor construction progress and compliance with plans and specifications.
Conduct on-site meetings with the Owner, Contractor, and Consultants.
Work with Field Personnel to create and maintain a harmonious team environment with all parties.
Coordinate FF&E procurement, delivery, and installation on model units and amenities
Coordinate delivery of finished units to property Management

Job Type: Full-time
Pay: $65,000.00 – $85,000.00 per year
