Job Description : Property Manager for Apartment Community
Are you a hard-working professional and leader with a “Whatever it Takes” attitude? Do you have extensive experience in leasing and property management? We are a rapidly growing and fast-paced company looking for intelligent and experienced people with a desire to work in real estate, leasing, and property management.
Schedule:
Monday – Friday 9:00AM – 6:00PM
Saturdays 10:00AM – 5:00PM (as needed and if occupancy numbers are not met)
Sundays as needed

Have the ability to effectively manage and coordinate persons, activities, and available resources in order to accomplish property objectives as set forth by the Vice President and President.
Possess strong skills to maximize occupancy levels and property values.
Have extensive leasing and property management experience in the multi family industry.
As a Community Manager, you will:
Be responsible for all aspects of leasing an apartment home. Including the pre-qualifying, touring, application, lease execution, unit-walk, and move-in process.
Follow paperless process and tools outlined for the full leasing life cycle.
Locate and qualify prospective residents.
Implement a marketing program including posting advertisements and outreach marketing to improve community’s online presence and reputation.
Understand revenue management pricing system, market competitors, factors impacting rates, and provide feedback regarding rates and adjustments as needed.
Collect rent with delinquent residents, which may involve lease termination, posting notices, eviction procedures and legal action, if necessary.
Maximize resident retention, executing lease renewals and moving in and out tenants
Adhere to the Affordable Unit Deed restrictions of the property.

Process move-outs and security deposit refunds/forfeitures if needed.
Provide customer service to future and current residents. Including taking in and addressing any work orders or services issues.
Interview, hire, execute disciplinary actions, terminate, and oversee field team including but not limited to Assistant Community Managers, Leasing Consultants, and Maintenance Technicians.
Manage projects related to asset preservation and maintenance including managing other team members and vendors.
Oversee and manage projects such as renovation projects, lease-up projects, redevelopment projects, etc.
Manage budget and meeting financial goals and budgets.
Be available for any other projects that may come up related to the portfolio, and open to any other roles and responsibilities implied with the position or outlined in company handbook and manual.
Strong candidates will have:
An Associate degree or equivalent from a two-year college or technical school; at least 3 years of experience in on-site property management; 1 year of experience as property manager; or equivalent combination of education and experience.
Knowledge of Word Processing software, Spreadsheet software, Accounting software, and Internet software.
Typing speed of at minimum 50 words per minute.
Excellent communication skills demonstrating verbal and written expression, active listening and ability to maintain interpersonal relationships.
Strong organizational abilities, follow-up skills, and attention to details.
Ability to collect and research data and use intuition and experience to complement data.
