About the Role
The incumbent will manage multiple categories of Statutory Approvals for all stages of Construction for pan-India Datacenter, Technical and Office properties including Reconciliation and Issuance of Property Compliances post operations.
Establish standards, policies and procedures to establish governance and risk management for all Compliances and timeline required to achieve the same.

Key Responsibilities
Review of Property Documents before Property finalization in Deeds and Mutation of property.
Legal due diligence to ensure clean land titles.
Engaging with Electricity Board to ensure availability of required power at site and post construction power load sanctions.
To prepare the Tender documents/SOW for arranging property consultant/agent for applying statutory compliance
Coordination and appointment of Statutory Approvals partner and coordination for all Pre and Post construction approvals.
To manage property acquisition and merger related processes with respect to Land/ Property transfers.
To prepare Standard SOPs for fresh/renewal application of various Statutory Approvals
Cost benchmarking and optimization as per Annual Operating Plans.
Review and Evaluation of Consultant BOQs, Technical review of Tender packages for MSC and Datacenter projects.
Weekly and Monthly Project review and reporting with management and all stakeholders.
Monitoring and reporting Statutory Approval performance for Completion and adherence to SOWs. In-charge of directing for corrective actions and ensuring timely implementations.
Periodic risk assessment audit of all projects and timely corrective actions and reporting on all risks related to Statutory Approvals.
Standardization and updating Real Estate teams process guidelines.
Coordination with all Internal team stakeholders related to Statutory Approvals.
Experience & Skills
Skills Required:

Functional expertise in Real Estate Compliances, and Statutory Approvals required for Pre-Construction and Post-Construction Statutory Approvals for Datacenters or similar buildings.
Technical skillset on Compliances and proactive understanding of different State/ Center guidelines around the statutory approvals.
Proactive Approach and solution-orientation
Collaboration with cross-functional stakeholders.
Persistent personality, willing to work through complexity, dive into details and roadblocks to achieve beneficial end goals.
Good leadership skills and ability to work effectively with diverse teams with self-motivation.
Excellent presentation, organization and communication skills.
Softwares: Microsoft Office and Government Websites for filing of Statutory Applications.

Educational Qualifications:
Engineering/ Legal Graduate
Masters Real Estate/ Valuation/ Compliances preferred.

Work Experience:
8-10 yrs. of strong experience and min. 5 years dealing with Real Estate Base-Build Commercial Projects for IT-ITES/ Telecom companies.
Must have a proven track record of managing Statutory Authority Approvals for pan-India locations.
Experience of Property Management such as documents like Lease/ Sale Deed/ Conveyance Deed, Property mutations and process of applications in various authorities.
