Office location is Pinewood Terrace.FLSA Status: Non-exemptReports to: Portfolio ManagerCompensation Package: Competitive pay rateMulti-site bonusLeasing and Renewal commissionsFREE Medical and Dental benefitsPaid time off per yearPaid Holidays off per year (7)Summary: To efficiently operate all aspects of the property to ensure that revenues are maximized, expenses are minimized, and curb appeal is optimized.Job Responsibilities: Comply with all Fair Housing and Equal Housing Opportunities requirementsComply with appropriate state landlord/tenant statutesEngage with prospective and current tenants using a professional and courteous approachMaintain resident occupancy of 95%Advertise and promote the propertyOperate Word, Excel and Outlook to analyze property data and to create communication material for residents and Portfolio ManagerEnter resident activity into YARDI in an accurate and timely mannerEnsure the timely collection of rent, other ancillary revenue and bank depositsDeposit rent and other revenue the same business day it is collectedAnalyze and control all property expenses to confirm a reasonable cost/benefit ratioMeet operating budgetsMake recommendations to Portfolio Manager on rental rates and concessionsAccurately code, post invoices, and submit to accounting each weekReduce tenant turnover by identifying tenant relation issues, mediating between parties, and recommending solutionsDevelop and supervisor Leasing and other administrative staff to ensure, including recruiting, training, coaching, disciplining, and terminating if necessaryDevelop and supervisor Maintenance staff to ensure work orders and turnovers are done timely and accuratelyEnsure the property is free of safety concerns and respond to emergencies that may ariseAttend training and development seminarsOther duties as assigned by Portfolio ManagerQualifications: High School Diploma or equivalent2+ years of Multi-Family Property Management experience2+ years of assisting in staff supervision experienceProficient in Yardi Voyager and CRMWorking knowledge of Microsoft Office ApplicationsAbility to multi-task, take initiative, and resolve conflictsDemonstrate knowledge in cost/benefit analytical decision-making, month end financials and reportingDemonstrate ambition for continuous professional developmentAlways upholds the highest level of ethical behavior and integrityWorking Conditions: Approximately 80% in office environment using computer and phoneApproximately 20% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, ladders and maneuver walkwaysAbility to carry or move objects weighing up to 20 poundsMay be required to work weekendsMission Statement: “Affinity doesn’t just manage an asset – we cultivate an investment.
