Job Description : JOB DESCRIPTIONJob Title:Facilities TechnicianFTE:Full Time, 37.5 hrs/wkReports to:Facilities ManagerFLSA Designation:Non-Exempt – HourlySUMMARYFacilities Technicians, as part of the Facilities Team are responsible for inspecting, maintaining, and repairing the structures, systems, and grounds of Urban Land Conservancy’s (ULC) portfolio of commercial buildings.DUTIES & RESPONSIBILITIESFacilities Technicians are expected to be an integral part of ULC’s Assets team, but also to work independently to maintain a portfolio of buildings. The role performs a wide range of duties, including, but not limited to:Property InspectionsConduct thorough inspections of buildings and property on a regular basis according to a pre-established checklist for each propertyUtilize facility maintenance software/app to track inspection progress and completionIdentify problems and create work orders utilizing the software appMaintenance and RepairsComplete work orders for basic repairs to buildings such as, but not limited to:Basic HVAC maintenance and repairsTouch up painting and small drywall repairsGraffiti removalLight fixture replacementBasic plumbing repairsMinor tree and shrub trimmingDebris/litter removalPower washing of parking lots/buildingsMaintain awareness of larger capital/construction/remodeling projects and assist the facility manager with project managementAssist in scheduling and coordination of third-party vendors for annual inspections, larger work projects, and planned maintenance tasksEnsure building systems are operating at peak resource efficiencyAssets Team ParticipationSupport other facilities technicians, facility manager, property managers, or other ULC staff as requestedParticipate in an on-call rotation for answering and responding to after-hours emergency callsKNOWLEDGE, SKLLS, ABILITIES, & VALUESA successful candidate will, at a minimum possess the following:Intermediate knowledge of building construction, HVAC, electrical, plumbing, and mechanical systemsAdvanced knowledge of building construction types and terminologyAdvanced knowledge of safe work practices with hand and power toolsAdvanced skill in basic construction tasks such as carpentry, painting, mechanical aptitude, and general facilities maintenance tasks.Intermediate to Advanced skill with technology such as personal computers, common software, mobile phone applications, websites, and data entry.
