Position : Maintenance Scheduler & Coordinator

Job Description : POSITION SUMMARY:
The Maintenance Scheduler is generally responsible for ensuring that maintenance items are properly scheduled with our Residents. The Maintenance Scheduler supervises the process of receiving work orders, assigning them to appropriate vendors, responding to requests for maintenance, following up on work order completion & providing a high-level of customer service.
The Maintenance Scheduler oversees and ensures completion of work orders & status of ongoing maintenance projects.
This position reports directly to Maintenance Coordinator.
RESPONSIBILITIES:
1. Professionally communicate with Residents who submit maintenance requests. Determine the scope of the problem, the best Vendor, and assist with scheduling the service if necessary.
2.. Conduct inspections when required to ensure work quality and identify maintenance needs of the community.
3. Suggest preventative maintenance programs which ensure that the apartment community assets are preserved and in good condition.
4.. Schedule work, sets priorities, and assigns maintenance responsibilities with a goal of Resident satisfaction.
5. Inspect the quality of all vendors and contractors and ensure scheduled work is completed on time & to Resident satisfaction.
6. Promote the company’s safety standards.
7. Comply with all administrative procedures. Reviews and completes all maintenance forms accurately and in accordance with established deadlines.
KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:
1. Ability to communicate effectively with Management, Residents and Vendors.
2. Excellent customer service skills.
3. Ability to inspect apartments.
4. Interpersonal skills and the ability to interact effectively with Residents, Vendors & Management
EDUCATION AND EXPERIENCE REQUIRED:
1. No maintenance experience required – will train & teach.
2. Valid driver’s license & car insurance.
3. High School diploma or GED (or equivalent work experience).
