Job Description : Q Residential is a growing apartment management company focused on matching unique client needs and lifestyles, with well-appointed, secure and superbly maintained residences in quality locations.POSITION SUMMARY: We are seeking a full-time Regional Manager of Operations to oversee the daily operations of a group of properties. Reporting to the Vice President, Operations, the Regional Manager of Operations will supervise the administration and execution of the day-to-day services and strategy in assigned Residential property enterprises. Responsibilities include all marketing and leasing activity, monitoring physical operations, risk management, accounts receivable/payable, preparing and adhering to property budgets, staff performance and ensuring a high level of customer service is maintained to all stakeholders.ESSENTIAL FUNCTIONS & RESPONSIBILITIESDay-to-day operational and maintenance activities within own property portfolio.Handle general resident concerns and inquiriesMonitor resident receivables; assist Resident Managers and Assistant Resident Managers with reconciliations and adjustmentsManage property expenses to approved budgetCompletion of monthly reports to ownersCoach and train team membersCapital improvements/expendituresResident incentives/abatementsHiring/termination of employeesLegal Action against tenants or contractorsKEY RESPONSIBILITIESEnsure assigned properties are well maintained and managed in accordance with approved budgets in accordance with applicable laws and regulations, including compliance with the Certified Rental Building requirements.Supervise and oversee the leasing activity.Oversee lease administration and renewal process.Provide key input into Marketing Program and work closely with Vice President for successful Leasing Training Program and Leasing Feedback Loop.Schedule and facilitate regularly scheduled staff meetings.Oversee and ensure completion of Capital projects, while minimizing disruption/impact upon residents. This includes regular monthly communication updates to the residents as well as town hall style meetings with residents while construction activity takes place.Logistics of Month-end turn over to be coordinated (scheduled and supervised) and completed within the time frames established by the Vice President.Negotiate site contracts and oversee performance of work performed.Oversee and assist in training of direct reports (staff).Other duties as required and assigned by the Vice President.Ensure compliance with the Residential Tenancies Act in all procedures.Ensure compliance with the Q Residential Policies and Procedures.QUALIFICATIONSPost-secondary degree in related fieldA minimum of 3 – 5 years’ experience as a Regional or Operations ManagerStrong interpersonal, written and oral communication skillsStrong organizational skills with the ability to manage multiple tasks with competing priorities, in a challenging and dynamic environmentVehicle and valid driver’s license required.Flexibility to be respond to emergency situations at the site and work irregular hours if necessary and upon short notice.We thank all applicants in advance for their interest however, only those selected for an interview will be contacted.Q Residential is committed to providing accessibility to all candidates and will make necessary accommodations in order to ensure equal opportunity among all candidates.Q Residential is committed to providing a safe working environment and protecting the health and safety of our employees, residents, visitors and members of the public with whom we interact regularly.
