Job Description : Expected Functional ResponsibilitiesLead the day-to-day operation of high rise residential buildingSet priorities on various appropriate timeframes (daily, weekly, monthly, seasonally, etc.) for Maintenance staffCoordinate cooperatively and productively with the Community Manager, Housekeeping staff, and Board of DirectorsProvide oversight of contractors and contracted work, including compliance with co-op policies, appropriate licensing and permits in place, inspection requirements satisfaction, etc.Lead development of bid specs, recommendations based on received bids, oversight of vendor performance of awarded bid work, and periodic status reporting on such awarded work.Develop, continually monitor and appropriately evolve the PM (Preventive Maintenance) schedule. Manage on-going adherence to PM schedule and periodic PM status reporting to key stakeholders to drive continuous improvementLead the effort to improve the building equipment, maintenance function and overall facility work environment.Expected Managerial ResponsibilitiesBuilding engineer would report to the Facilities ManagerMaintenance team staff would report to the Facilities ManagerFacilities Manager would set priorities, provide staff direction and performance monitoring and feedback for his/her teamProvide status reporting as requiredExpected Reporting RelationshipFacilities Manager would report to the Community ManagerRequired QualificationsThis position require a Boiler Operator licenseProven track record of demonstrated leadership expertise for a building maintenance functionDesired QualificationsPragmatic problem solving skillsGood written and verbal communication skills (open and honest)Team player who actively supports the success of others as well as themselves and their own teamJob Type: Full-timePay: $75,000.00 – $80,000.00 per yearBenefits:401(k)401(k) matchingDental insuranceHealth insuranceLife insurancePaid time offTuition reimbursementVision insuranceSchedule:8 hour shiftSupplemental Pay:Signing bonusCOVID-19 considerations:We follow CDC requirements; currently mask mandate is in place.
